- Home Locators will not accept instructions to act on your behalf until we have confirmed the instructions in writing and the registration fee has been paid in full.
- A registration fee of £350 is payable (for overseas
clients £500) prior to Home Locators starting to look
for your property. This registration fee will be refunded
to you in full if you succeed in purchasing a property
through Home Locators.
- When Home Locators finds you a suitable property,
you agree to pay, upon exchange of contracts, the
greater of either of the following:
- 1.25% of the purchase price or
- 12.5% of the saving that we have been able to
make on your behalf between the asking price and
the eventual purchase price.
- For lettings, Home Locators' fee is based on one month's
rental which is payable on exchange of documentation.
- Upon acceptance of instructions, Home Locators undertakes
to conduct your property search until either:
- a suitable property is found and contracts are
exchanged.
- you instruct us in writing to cease providing
our service to you; or
- a period of 6 months has elapsed from the date
of instruction at which time we reserve the right
to review our agreement.
- Upon instruction of Home Locators, you agree that Home Locators will be deemed to have introduced a property to you if you have received particulars of the property from ourselves directly, or indirectly from any of the Estate Agents with whom we have regular contact.
- If within one year from the date of termination of this agreement, or the cessation of us providing the service to you, you or any person to whom you may have passed details of any property introduced by us to you directly or indirectly, acquire an interest in or occupy a property introduced by us to you, then you shall be liable in full for the fees as described.
- Fees must be paid in full, either:
- on exchange of contracts for the purchase or occupation of a property introduced to you by us.
- On the grant of a tenancy.
- Within 7 days of receipt of our invoice.
- Home Locators reserves the right to charge interest in any sums not paid on the due date at a rate of 4% per annum above the base rate from time to time of Barclays Bank plc.
- Details of properties, valuations, reports and other
information provided by Home Locators are prepared in
good faith and are solely for your guidance. They do
not form any part of any contract relating to the purchase
or letting of any property. We strongly recommend all
purchasers and/or tenants take appropriate legal and
other advice and to use the services of solicitors,
surveyors, valuers and other specialists. The service
provided by us is not intended as a substitute for obtaining
such advice and, accordingly, no liability is accepted
for any defects in legal title or in the fabric and
structure of any property.
